Home Additions outcome

Bonus room over the garage

A bonus room over an existing garage adds 350–700 sq ft of conditioned space without expanding the home's footprint on the lot.

What this project is

How bonus room over the garage actually works.

A bonus room over an existing garage adds 350–700 sq ft of conditioned space without expanding the home's footprint on the lot. The project requires verifying that the existing garage foundation and walls can carry the new load (sometimes they can't), framing the new floor system on top of the garage ceiling joists or a new joist set, building walls and roof to tie cleanly into the existing house, and connecting electrical, HVAC, and (sometimes) plumbing.

Most commonly finished as a media room, home gym, office, or guest suite. Adding plumbing for a full bathroom is possible but more expensive because of the second-floor drain runs.

What Mark watches for

The execution details that decide outcome.

  • Existing garage capacity check. Some attached garages weren't designed to support a second floor; reinforcement may be needed.

  • Stair location and impact on garage usability. The stair takes floor space away from parking; locate carefully.

  • HVAC plan. Tying into existing or adding a mini-split — the second-story heat-gain often justifies a dedicated system.
