What garage conversion actually means.
Garage conversion repurposes an existing attached or detached garage as conditioned living space. The work includes insulating the existing walls (most garages aren't insulated), adding a floor system over the slab, framing in the garage door opening, installing egress windows (required for sleeping rooms under FBC R310), and tying into HVAC. Trade-off is losing covered parking; many homeowners with two-car garages convert one bay.
