General Remodeling
Whole-home transformations I run end-to-end — floor plan, plumbing, electrical, finishes. One crew, one schedule, one decisions log.
I'm Mark Tivey. I started this design-build practice in 1988 with a UNF Building Construction degree, a U.S. Navy and Army Reserve background, and a stubbornness about doing things right the first time. 37+ years later, I still personally manage every project I take on — from first sketch to final walkthrough.
We go to work every day with our basic set of core values in mind, and everything we do stems from our adherence to these values.
Integrity: We do what is right, not what is easy.
Passion: We enjoy meeting with homeowners, learning how we can make their dream home a reality, and then making it happen. We are always learning and striving to improve. Our goal is to provide the highest quality project and exceptional customer service.
Persistence: We all know that obstacles arise, what matters is how they are handled. We confront issues head on, evaluating options and developing an alternative plan without sacrificing quality.
Communication: From first contact, we guide you through the remodel process - from design through to final touch-up. Progress updates are provided, and we are always available for questions.

Residential: kitchens, baths, additions, pools, Renaissance patios, sunrooms, ADUs, garage conversions. Commercial: offices, restaurants, retail, medical. All under one license, one schedule, and one phone number — mine.

Whole-home transformations I run end-to-end — floor plan, plumbing, electrical, finishes. One crew, one schedule, one decisions log.

Custom cabinetry, countertops, and layouts — built for NE Florida humidity and the way you actually cook. Demo to final finish under one contract.

Walk-in showers, custom vanities, modern fixtures. Waterproofed past code so the tile in front lasts as long as the structure behind it.

Square footage that matches your existing house — same siding, same roofline, no “bolted-on” tell. Permits + structural engineering handled.

Detached ADUs and attached in-law suites for multi-gen living. I work the current zoning rules into the design instead of fighting permits later.

Convert garage to bedroom, office, gym, or ADU. Slab moisture barrier, exterior matching, and code-compliant permits done right.

Equipment, plaster, tile, decks, screens, lighting, automation. I work on the pool you already own — upgrades and renovations only, no ground-up new builds. FL pool/spa license RP252555575.

Outdoor kitchens, decks, fire features, hardscape, and lighting — spec'd for FL humidity from day one. Marine-grade stainless, properly vented.

Hurricane-rated aluminum patio covers, screen rooms, and sunrooms — lifetime warranty, no maintenance beyond an occasional wash.

Renaissance polycarbonate sunrooms and four-season Florida rooms — 20–50% less than a traditional addition, ~3 weeks on-site work.

Office, retail, restaurant, and medical build-outs. $30M Mayo Clinic Jacksonville on my résumé — commercial inspections aren't a stretch.

Open-plan offices, conference rooms, hybrid-work redesigns, and tenant improvements. Acoustics designed in at framing, not after.

Full restaurant build-outs — kitchens with hood + suppression, bars, dining rooms, ADA restrooms. Open-by-date scheduling.

Exam rooms, dental ops, lead-shielded imaging, AHCA-permitted clinics. Hospital-grade permitting is a known pattern (Mayo Clinic Jacksonville).

Retail interiors, fitting rooms, cash-wraps, ADA-compliant storefronts. Open-by-date scheduling with the inspection cycle planned in.
I live in Fleming Island, so most of NE Florida is a 20–45 minute drive from my driveway. Pick your city below — if it's on the list, the walk-through is on me. Licensed statewide (CGC1511598), rooted right here.
Don't see your community? Ask me directly — I can usually help if your project sits in an adjacent zip.
